A residential street of homes like those in Short Hills, NJ

Short Hills is not its own municipality. It is an unincorporated community inside Millburn Township, with its own 07078 ZIP code and about 14,400 residents at the 2020 Census. Stewart Hartshorn began it in the 1870s as a planned village for people who liked nature. He paid for the railroad station in 1879, and the streets that grew around it follow the land and were routed to save trees.

That history is why garage doors here are not all alike. Some belong to stone houses and carriage houses from the Hartshorn years. Others sit behind long drives under old canopy trees. Because the openings, the door weights and the leaf load vary so much from lot to lot, we look at your actual door before we say what it needs. Then we fix it, or we tell you plainly when a replacement makes more sense. If you are not sure what is wrong, describe what you saw and heard when you call. A bang, a crooked door and a blinking opener each point to a different part, and knowing which one helps us arrive with the right parts on the truck.

The village was built in layers, from the 1870s onward, and the garages show it. These are the three patterns we plan for before we arrive. None of them is a problem by itself. Each one just changes which part we expect to find worn, and what size or weight we expect to work with.

Homeowners tell us what matters to them: a clear explanation of what failed and a door that works again. On the larger, heavier doors common in Short Hills, that plain explanation counts. Ask us anything about the repair, and expect a straight answer.(973) 239-0502 to talk through your door.

New opener, old wiring flagged
Dominick checked the garage, found the opener had given out, noted an electrical problem in the older house, and installed a new unit before lunch.
“Dominick came to our house, assessed that our opener was toast (along with noting electrical not being up to code and could be a hazard…yay old house) and installed a new unit all before lunchtime.”

Heavy doors and tree-covered lots stress some parts more than others. Here is what we replace most often, what you will notice first, and what we do. If you hear or see any of the first four, stop using the door before you call. Springs and cables hold a lot of stored force, so we never suggest do-it-yourself steps for them.

Torsion springs

You notice:A loud bang, or the door feels very heavy and will not lift.

We do:We replace both springs together, sized to your door's actual weight. This is work for trained technicians only.

Lift cables

You notice:A frayed cable, or one side of the door hangs lower than the other.

We do:We replace the cables with the springs when needed and check the drums. Do not touch cables or brackets.

Rollers

You notice:Grinding, shaking or a noisy door on wide, heavy panels.

We do:We swap worn rollers for quieter ones and lubricate the hinges and track.

Hinges and panels

You notice:Cracks near the hinges, or a wide door that sags in the middle.

We do:We replace the hinges, add reinforcement, or replace a damaged panel when the style can be matched.

Bottom seal

You notice:Leaves, rain or cold air get under the door.

We do:We fit a new seal that matches your door and floor, so the door closes tight and does not freeze down.

Photo eyes

You notice:The door reverses or will not close, and the opener lights blink.

We do:We clean and realign the sensors and set them no higher than 6 inches off the floor.

Opener

You notice:The motor hums, the door shudders, or the opener is more than 10 years old.

We do:Most openers last 10 to 15 years. We repair or replace, then run the reversal test with a 2×4 laid flat.

Tracks

You notice:Gaps, bends or a door that binds halfway up.

We do:We realign or replace the track and tighten the brackets, since a bent track can ruin a new spring.

Short Hills reference points we know

We schedule by street, not by town line. These are the places in the village our crews use to find your drive. We include them because they shape what we see: how old the garage is, how many trees stand over it, and how far the drive runs from the street.

Hobart Avenue and Chatham Road

Hartshorn kept strips of land along the railroad free of building, so these two roads run on either side of the tracks near the station. The open land and trees nearby mean leaf debris on sensors in fall.

Short Hills station

Hartshorn paid for the first station in 1879, and the current building dates to 1907. Commuters leave early and come home late, so a door that will not open or close is often a morning or evening problem.

Short Hills Park

Across Hobart Avenue from the station, this park came to the township in 1944 on the condition that it stay open to the public. Homes close to it sit under a heavy tree canopy.

Old Short Hills Road

Greenwood Gardens is at 274 Old Short Hills Road, and this older stretch of the village has large lots and long drives. The longer the drive, the more a strong remote and clean sensors matter.

Forest Drive South

The Hartshorn Arboretum is at 324 Forest Drive South, in a part of the village with many mature trees. Falling leaves and branches in fall and after storms are the usual cause of stuck tracks here.

The Crescent and Crescent Place

These are among the original streets of the historic district, where some carriage houses survive and some have become homes. Older openings here often need custom sizing.

Door stuck, off track or broken in Short Hills? Start here

We give priority to emergency calls during business hours. For genuine emergencies, we also have extended-hours availability, so call to confirm the response window. Our trucks carry parts for the most common repairs, and most repairs are finished in one visit. Free estimates apply, and we explain the work before we start.

Do this first

Stop using the door. Keep people and pets away from it. Do not touch springs, cables or brackets. If a car is trapped inside and the door is fully closed, you can pull the red release cord, but never with the door partly open.

After a storm, a freeze or a heavy leaf fall

Clear leaves and debris from the sensors and the apron. If the door is frozen to the ground, do not force it. A forced door can bend panels and strip the opener gear.

If it is stuck open

Do not push it down or stand under it. Keep clear and call us. An open door at night is a security risk, so we will talk through what to do until a technician can secure it.

The Short Hills Park Historic District is on the National Register of Historic Places, listed in 1980, and Millburn Township's ordinance designates it as a local historic district. The ordinance requires a Certificate of Appropriateness for exterior work visible from a public street, including doors, but it exempts ordinary maintenance and repair. We did not find garage doors named in the part we read. If your house may be in the district, ask the Township before you replace a door. A repair, such as a new spring, cable or roller, is a different matter from changing how the door looks from the street, and the Township can tell you which category your project falls into.

We also did not find a rule that settles whether a garage door replacement needs a construction permit. Ask the Millburn construction official before you order, and we will work from their answer. Millburn also has a tree preservation chapter with its own permit, notice and replacement rules for larger trees. If a tree near your driveway needs work, ask the Township Forester first. We can also match a replacement door to the look of your house, such as a carriage style or a stained wood finish, so the request to the Township is easy to describe.

Details on new doors are on our garage door installation page.

The nearest NOAA station, at Canoe Brook Country Club, shows a January average low of about 22 degrees and a July average high of about 86 degrees. The area gets about 50 inches of precipitation and about 24 inches of snow in a normal year. That means hard freezes that bond seals to the pavement, then humid summers that swell wood and stress openers.

Because of that swing, a fall tune-up pays off here. We check the springs and cables for wear, replace a hardened bottom seal before the first freeze, and clear the tracks and sensors of leaves. If your door feels heavier in cold weather, tell us. The spring is often near the end of its life. Because both springs wear at the same rate, we replace them as a pair, so you are not calling us again in a few months for the second one.
